How is the cost of home insurance calculated?
There are actually many ways to calculate home insurance, but it’s really going to depend on the area you’re in, and the age of the home. For example, home insurance for older homes is typically more expensive.
What is some good advice when shopping for insurance?
It’s a good idea to look at what the different coverages actually do rather than just looking at the numbers. Make sure the home will be covered for water damage, sewer back-up, hail damage, etc. before deciding on a policy. There’s a great site, www.opic.texas.gov, that shows every single part of every policy offered by the insurance carrier.
What are the benefits to using a local agent?
If you don’t even like calling a 1-800 number for something as simple as an electric bill, chances are you won’t want to call one in regard to an insurance claim. When you work with someone local, you can call someone who has your back and who you have a relationship with to ensure you get taken care of.

Should Realtors order a CLUE report when their buyers are purchasing a home?

You should always order a CLUE report. They show the past lost history of a home. You’ll do an inspection to make sure there are no current issues, but the CLUE will show if there have been insurance claims in the past. For example, if the CLUE report shows seven different water damage claims, you might want to back out of that purchase.
